What is my home really worth?
Move beyond an automated estimate with a more useful pricing conversation.
Start with the decision you need to make
A homeowner considering a move needs more than a single number. You need a likely market range, an understanding of the alternatives buyers can choose, and a sense of the work involved in bringing the property to market. Asking price and eventual sale price are different parts of that conversation.
Build a relevant comparison set
Begin with similar recent closed sales. Then ask how they differ in location, layout, condition, lot, and usable space. Active listings reveal your competition, but an asking price does not prove that a buyer will pay it. A useful analysis explains the differences rather than averaging unrelated homes.
Use online estimates as a starting point
An automated model may not know the condition of a kitchen, an unusual layout, or a recent improvement. Provide photos, an improvement list, and a walkthrough so your broker can evaluate what the model may miss.
Ask for the reasoning
A pricing recommendation should answer: Which sales matter? Which do not? What competes with us now? What would make us reconsider the plan? Those questions turn a valuation into a strategy.
Put this guidance to work
Every property and move is different. Bring your questions to a Pricing Strategy Session so we can apply these considerations to your home.
